The larger unit has the lowest hypothetical price per square foot but the highest cash requirement and annual charge. That does not make it better or worse. It shows why unit economics and household fit must be read together.

Inspect the exact apartment

  2. Test daylight, view, privacy and noise at the actual unit.
  3. Check cooling, water pressure, windows, appliances and finishes.
  4. Inspect corridors, lifts, parking and waste access.

Source the price and value evidence

Use the DLD open-data service to research recent transactions. Keep building, layout, area definition, floor and condition consistent. A listing price is the seller's request, not a completed market observation. Use the DLD valuation service when a formal valuation is appropriate.

Using Studio A's hypothetical AED 8,000 annual charges and an assumed AED 4,000 yearly maintenance allowance gives AED 60,000 over five years before finance and utilities. One-bed B at AED 12,500 charges plus AED 5,000 maintenance gives AED 87,500. Replace both assumptions with building records and an inspection-led maintenance budget.

Ready versus off-plan apartment

A ready apartment can be inspected and compared with completed records. An off-plan apartment needs project, escrow, construction, payment and contract checks. Review the DLD escrow guidance; do not compare launch price with ready price without accounting for timing and delivery risk.
