Buying a completed Dubai property is a sequence of identity, property, contract, funding and registration checks. Verify each stage before the next payment.

Use the DLD transaction service for current official procedure. The exact route changes for mortgaged, tenanted, company-owned or inherited property, so do not force a complex case into a simplified checklist.

Worked cash-requirement example

Hypothetical inputs: purchase price AED 1,500,000; an assumed AED 97,500 for all non-price cash needs; AED 25,000 immediate works; AED 45,000 reserve. Total cash requirement before any financed portion is AED 1,667,500.

The AED 97,500 is an illustration, not a fee quote. Replace it with current written figures for registration, trustee, brokerage where applicable, finance, valuation and other transaction items. Do not spend the reserve to meet the price.

Property-level due diligence

Dubai property purchase documents, calculator and keys
  1. Match the unit number, area basis, parking and included items.
  2. Inspect cooling, water, electrical, windows, finishes and visible alterations.
  3. Review occupancy, notices, service charges and planned building works.
  4. Compare recent relevant transactions through the DLD open-data service.
  5. Use the DLD valuation service where a formal valuation is needed.

Contract edge cases

  • Mortgage: document lender timing and release steps.
  • Tenant: verify the tenancy, notices, deposits and transfer obligations.
  • Furniture: attach an inventory instead of using “fully furnished.”
  • Repairs: assign responsibility and deadlines in writing.
  • Long-stop date: state what happens if completion does not occur.

Example stop/go record

Keys at the doorway of a new Dubai apartment

A buyer finds that the advertised area uses a different basis from the title document. The correct action is not to average the two. Pause, obtain written clarification, rerun the comparable-price calculation and amend the contract description before proceeding. The decision trail matters because price per square foot changes with the denominator.
